A multifamily development on South Limestone

The Project

EVER Lexington is a proposed multifamily development at 563 South Limestone, on the edge of the Pralltown neighborhood and directly across the street from the University of Kentucky. The project features 480 beds across 165 units of studio to four-bedroom floor plans. The building features over 4,000 square feet of neighborhood retail and 217 parking spaces in the enclosed garage.

EVER Lexington is situated within the Pralltown neighborhood, with its development concentrated along South Limestone to thoughtfully limit impact on the surrounding residential community.

The project will replace several existing student rental properties with professionally managed, high-quality multifamily housing, ensuring that no Pralltown residents are displaced in the process.

Project Highlights

Revised Plan

Based on community feedback, our new plan reduces the scale of the project to minimize encroachment on the Pralltown neighborhood and keep activity on South Limestone.

02.

Neighborhood Retail

The new design creates more commercial space for small and local businesses. EVER Lexington is targeting a coffee shop and convenience store as well as talking with current tenants, encouraging them to take space in EVER to maintain their presence in the neighborhood.

03.

Parking Alleviation

The number of parking spaces was decreased to promote walking and other modes of transportation and alleviate traffic in surrounding areas. The property's onsite management team will monitor parking so student parking doesn’t spill into the neighborhood.

04.

Neighborhood Contribution

The project will contribute resources for a Pralltown Community Fund, Neighborhood Commemoration funds, and various upgrades to nearby Lou Johnson Park.
